Kay and David Donovan welcome you to Casa das Flores: 3 newly converted and stylishly furnished apartments in Portugal's Silver Coast, located just 20 minutes drive from wonderful Atlantic beaches.
The three completely separate apartments are located within the owners’ property in a small village, Leziria, an agricultural area in the Leiria region, close to the sea, with good road and rail links.
There is an enclosed private pool and gardens with riverside walks and angling opportunities at the end of the lane.
The nearest town is a 10 minute walk away or a few minutes by bike or car.
The Patio Apartment (sleeps 2, non-smoking)
Situated on the Ground Floor, the interior is on one level except for 1 step up to shower room.All floors are tiled.
Entrance door from the garden leading into large combined living and dining room plus kitchen.
For Relaxing: Squashy sofa and armchair with soft cushions, rugs, a coffee table; satellite TV, DVD and music centre. There is a supply of books, magazines and local information brochures.
Eating Area: Wooden dining table with chairs that have padded cushions for your comfort.
Kitchen Area: Fully fitted hand-built kitchen with granite worktops. Sink and drainer, full size electric fan-assisted oven, 4 burner gas hob, microwave and extractor chimney. Electric coffee maker, kettle and toaster. Plenty of tools and equipment to produce wonderful meals with easily obtainable fresh local produce. Full complement of kitchen utensils, china and cutlery. Hand and drying-up towels.
Door to:
Bedroom with super king-size cane framed bed which has cotton sheets and pillowcases, hypo-allergenic pillows and duvet OR blankets - woollen or acrylic, to your choice - cotton bedcover. Bedside tables and lamps, rugs, fitted wardrobe with shelving, dressing table and bench seat.
Door to:
Shower Room: Spacious with glazed 80cm shower cubicle, WC and wash hand basin with mirror over. Towel rails, hooks, shaver/electric toothbrush socket, and shelving.
Outside:
Secluded and private terrace with chairs and table for al fresco meals (Smoking IS allowed here as it is your personal area)
There are 5 steps up to the communal barbecue with more tables and chairs, garden, garaging and swimming pool; there is alternative access for any disabled visitors who may find such steps difficult.
The Garden Apartment (sleeps 2-4, non-smoking).
Situated on the Ground Floor, so it has easy access for anyone who has difficulty with stairs; all floors are tiled.
The entrance door from the garden opens into:
Large Sitting Room with traditional and working open fireplace, capacious corner sofa which coverts to a full size double bed with lots of squashy cushions for relaxing, cupboards with equipment, books, magazines and local information booklets. There are rugs and a coffee table, plus satellite TV, DVD and music centre.
The eating area overlooks the gardens; it has a wooden dining table with 4 chairs that have padded cushions for your comfort.
Archway with one step up to: Separate fully fitted hand-built kitchen with granite worktops. Sink and drainer, full size electric fan-assisted oven, 5 burner gas hob, microwave and extractor chimney. Electric coffee maker, kettle and toaster. Plenty of equipment to produce wonderful meals with easily obtainable fresh local produce. Full complement of kitchen utensils, china and cutlery.

Bedroom: A large room with antique pine furniture - a double bed (modern, sprung mattress), wardrobe and chest of drawers, mirrors, bedside tables, lamps and rugs. Hypo-allergenic duvet and pillows, pure cotton bed linen.
Shower Room: Spacious with glazed 120cm wide shower cubicle, WC and wash hand basin with mirror over. Towel rails, shelving, hooks, shaver/electric toothbrush socket.
Outside:
Personal patio with 4 teak dining chairs and table with parasol for al fresco meals.
(Smoking IS permitted here as it is your private area).
There are paths to the communal barbecue, gardens, garaging and swimming pool.
The Roof Terrace Apartment (sleeps 5-7, non-smoking)
This is situated on the Second Floor, all floors are tiled and all rooms except the 2 bathrooms have recessed down lighters.
Access is via an external flight of stairs to the private roof terrace then up an internal staircase to the front door, this opens into a spacious hall, with doors off to:
Large Sitting Room: Capacious corner sofa which converts to a full size double bed plus a couple of armchairs, lots of soft cushions, rugs, lamps for soft lighting, sofa tables, satellite TV, DVD and music centre. Shelving unit supplied with books, magazines etc. Country style dining table and 8 chairs with padded seat cushions for your comfort. Double aspect windows.
Master Bedroom with private shower room: This spacious room has wooden free standing furniture, consisting of a “bateau lit” double bed, bedside tables and lamps, dressing table and bench. There is a triple-door fitted wardrobe with plenty of shelving and hanging space. Soft bedside rugs complete the relaxed style. Hypo-allergenic duvet and pillows, pure cotton bed linen. Door to Shower Room with 80cm glazed shower cubicle, WC and wash hand basin with mirror over. Towel rails, shelving, hooks, shaver/electric toothbrush socket.
Bedroom 2: Generous wood-panelled room has double-sized iron bedstead, wardrobe with shelving; chest of drawers / dressing table and mirror, bedside cupboards and rugs, over bed reading light.
Hypo-allergenic duvet and pillows, pure cotton bed linen. Towel rail and some hooks.
Bedroom 3: Spacious wood-panelled room with large iron day bed (mattress sized 90 x 200 cms - 3' x 6' 6") Hypo-allergenic duvet and pillows; iron-framed wardrobe with integral shelving, dressing table, bench and mirror, bedside table, lamp and rug. Towel rail and hooks.

Family Bathroom: Shared by the occupants of Bedrooms 2 and 3 - Spacious with 90cm glazed shower cubicle, bidet, WC, and wash hand basin with extra lights and mirror over. Towel rails, shelving, hooks, shaver/electric toothbrush socket.
Kitchen: Fully fitted family-sized kitchen with beech worktops. Beech work unit/breakfast bar with 4 stools.Double sink and drainer, full size electric fan-assisted oven, 4 burner gas hob and extractor chimney. Microwave, e/lectric coffee maker, kettle and toaster. Plenty of equipment to produce wonderful meals with fresh, locally grown produce.
Full complement of kitchen utensils, china, glass and cutlery. Hand and drying-up towels.
Outside: Large personal and private walled roof terrace with 8 teak dining chairs and table for al fresco meals, Iguana “Chiminea” barbecue for serving straight to the table. There are sun loungers and parasols; good views across the village and the valley; (Smoking IS allowed here as it is your personal area).
There is a “safety gate” at the top of the steps leading down to the pool area.

October to March: 250 per week.
April & May: 300 per week
Easter & May Half-term: 350 per week
June, September & 1st week of July: 400 per week
July & August: 450 per week
The Garden Apartment (sleeps 2-4, non-smoking):
October to March: 300 per week for 2 people, 350 if more.
April & May: 350 per week for 2 people, 400 if more.
Easter & May Half-term: 400 per week for 2 people, 450 if more.
June, September & 1st week of July: 450 per week for 2 people, 550 if more.
July & August: 500 per week for 2 people, 700 if more.
The Roof Terrace (sleeps 5-7, non-smoking):
October to March: 450 per week for up to 5 people, 550 if more.
April & May: 500 per week for up to 5 people, 600 if more.
Easter & May Half-term: 600 per week for up to 5 people, 650 if more.
June, September & 1st week of July: 700 per week for up to 5 people, 750 if more.
July & August: 800 per week for up to 5 people, 950 if more.
Booking Details:
To confirm your booking you are required to pay a deposit of 40% of the rental price at the point of reservation, with the balance payable 6 weeks prior to the date of arrival at the apartment. This deposit is not refundable. Full payment is required to confirm a booking where the date of arrival at Casa das Flores is within 6 weeks.
To safeguard high standards this is added to your holiday invoice and is reclaimable on your return home. The Security Deposit is usually an amount of 150.00 Euros for 2 persons, however for larger groups of 3 or more people, it is increased to 250.00 Euros; if groups number more than 5 people the deposit is 400.00 Euros.
Deductions will be made for breakages and damage of any kind.
Tenancies normally commence at 4.00 pm (16.00 hours), to allow plenty of time for your apartment to be cleaned and prepared for your visit.
Tenancies end at 10.00 am (10.00 hours) as that is the time at which cleaning staff arrive.
There will be an extra charge for heating in cooler months.
Gardens & Pool:
Fully walled and gated pool area with broad, shallow Roman Steps leading into the swimming pool - swimming area of 5 metres x 10 metres, maximum depth 2 metres - with plenty of sun loungers, tables, chairs and parasols.
Smoking IS permitted in the gardens provided there are no objections from any other visitors.
Large beach/pool towels can be provided at 5.00 euros per person, per week.
Extras:
A welcome basket is provided - fresh bread, food and drinks to provide a snack upon your arrival is included in the rental price.
Should you require more substantial supplies to be available for your arrival, please contact us with your shopping list and we will do our best to obtain the groceries at your expense.
All bedrooms can be supplied with a cot and/or a child’s bed at a cost of 25 euros per week, comply with European Standards.
There is a separate laundry room with washing machine, ironing board and electric steam iron; the use all these facilities is charged at 5.00 euros per machine wash.
Child bed - available at 35.00 euros per bed per week including bed linen.
High chairs - available at 10.00 euros each per week, comply with European Standards.
Should any special bedding or mattress covers be required, please inform us and we will do our best to provide appropriately.
The Internet can be accessed from the owners’ private office at mutually agreed and convenient times.
Off-road undercover parking available.
The apartment is cleaned and prepared prior to your arrival and at the end of the first and any subsequent week. In the middle of each week, all kitchen and bathroom towels are changed, and again at the end of the first and any subsequent week.
Each occupant is supplied with a bath towel, hand towel and face cloth.
